It is 51 acres of rolling hills, Ponderosa Pine, and Douglas Fir Trees. Our property extends halfway up Raspberry Butte for that reason there are great deals of big rocks on our residential or commercial property. It is a working cattle ranch with several horses, donkeys, goats, chickens, ducks, and canines. WE ARE EXPECTING INFANT GOATS AND A FOAL IN APRIL 2024. It is our objective to constantly work towards improving our home. On our property you will see an enclosure with Nigerian Dwarf goats, chickens, ducks, and 2 donkeys. You can go into the enclosure by appointment just. Our eight-stall barn is where we feed our horses and raise our baby goats, chicks, and foals. We provide our hip campers an opportunity to discover how to take care of our animals; horseback trips in a round pen; and a dump station. Just register at the time you book your stay under EXTRAS. Thirty acres of our residential or commercial property are fenced for the horses and situated directly behind the campsites. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Roadway and Perry Park Road. Generally ATT, Starlink, and TMobile work best. Verizon reception can be located at specific spots around our cattle ranch. There are three dining establishments located in the town of Larkspur including pizza, Mexican food, and a club. There is likewise a large park with lots of kids’ play devices. Throughout the summertime there are shows at the park on the weekends. We are roughly 2 miles from the Colorado Renaissance Celebration located in Larkspur. The Renaissance Festival usually runs between June and July. We are 10 miles from the town of Palmer Lake which has fishing, kayaking, and numerous restaurants. Spruce Mountain treking routes are 2-3 miles away. We are approximately 40 miles north of Garden of the Gods, Cavern of the Winds, Seven Falls, and Manitou Springs. We are roughly 40 miles south of Denver and all of its destinations. Campers will be needed to sign a Waiver and Release of Liability when camping with us. The following is a copy of the Waiver: WAIVER AND RELEASE OF LIABILITY IN CONSIDERATION OF the risk of injury that exists while participating in outdoor camping (hereinafter the “Activity) and IN FACTOR TO CONSIDER OF my desire to take part in stated activity and being given the right to participate in very same: I HEREBY, for myself, my heirs, administrators, administrators, designates, or personal representatives, (thereinafter jointly, “Releasor”, “I”, or “me”, which terms shall also include: Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and thus waive any and all rights, claims or causes of action of any kind developing out of my involvement in the Activity; and I HEREBY, release and forever discharge Clint and Teresa Standiford (Standiford Ranch LLC) situated at 1225 Fox Farm Roadway, Larkspur, Colorado 80118, their affiliates, supervisors, members, agents, lawyers, staff, volunteers, heirs, agents, predecessors, followers, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the abovementioned Activity. I AM VOLUNTARILY PARTICIPATING IN THE ABOVEMENTIONED ACTIVITY AND I AM PARTICIPATING IN THE ACTIVITY AT MY OWN DANGER. I KNOW THE THREATS ASSOCIATED WITH TAKING PART IN THIS ACTIVITY, WHICH MAY INCLUDE BUT ARE NOT LIMITED TO PHYSICAL OR MENTAL INJURY, DISCOMFORT, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (CONSISTING OF PARALYSES), FINANCIAL OR EMPTIONAL LOSS, AND DEATH. I COMPREHEND THAT THESE INJURIES OR OUTCOMES MAY EMERGE FROM MY OWN OR OTHERS’ CARELESSNESS, CONDITIONS RELATED TO TRAVEL TO AND FROM THE ACTIVITY, OR FROM CONDITIONS AT THE ACTIVITY LOCATION(S) HOWEVER, I ASSUME ALL ASSOCIATED THREATS, BOTH KNOWN AND UNKNOWN TO ME, OR MY PARTICIPATION IN THIS ACTIVITY. I FURTHER consent to indemnify, safeguard, and hold safe the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anybody on my behalf consisting of attorney’s charges and any related expenses. I ADDITIONALLY ACKNOWLEDGE that Releasees are not responsible for mistakes, omissions, acts or failures to act of any celebration or entity carrying out a specific occasion or activity on behalf of Releasees. If I must require healthcare or treatment, I license Clint and Teresa Standiford to supply all emergency situation medical care deemed necessary, including but not limited to, emergency treatment, CPR, using AEDs, emergency medical transport, and sharing of medical details with medical workers. I further agree to assume all expenses associated with my medical treatment and agree to indemnify and save. and hold safe the Releasees and each of them from any loss, liability, damage, or expense consisting of bodily injury or death. I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, PRESUMPTION OF DANGER AND INDEMNITY ARRANGEMENT, FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND WILLINGLY WITHOUT ANY INCENTIVE, ASSURANCE OR WARRANTY BEING MADE TO ME AND INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE BEST ALLOWED BY LAW.
